ROI designed a retrofit for this building that converted it from an undersized HVAC system, incapable of providing comfort in a building with only 30% occupancy, to a system that routinely handles 450 people per floor, an occupant density of 15 per thousand, or approximately 1.6 times greater than a standard office facility is designed for.

The occupancy level has increased six-fold since we undertook this project, and we are still serving the tenants with the same fan and duct riser system that was incapable of meeting the needs of the nearly see-through facility, prior to our project.

We converted the system from a “normal” air temperature system to a low temperature air system, capable of meeting peak loads by providing supply air as cold as 39°F as needed.

Through careful equipment selections, and substantial HVAC system automation, the chiller plant operates at  less than 0.60 kW per ton, including the chillers, pumps and cooling tower fan energy.  On mild days when most HVAC systems are at their worst efficiencies, our entire chiller plant system operates in the 0.45 kW per ton range.

The conversion to Low Temperature Air reduced peak fan horsepower by 45%, and reduced the first cost of the retrofit by approximately $500,000 when compared to the alternate solutions provided by competing firms.
